In accordance with various county codes in Florida, most commercial buildings are subject to a mandatory 40-Year Inspection. Property owners are issued a Notice of Required Inspection as their building’s anniversary date approaches, determined by the original Certificate of Occupancy date.

Recertification is typically required for most buildings, with exceptions for duplexes and single-family homes. Additionally, structures with occupant loads under 10 and sizes less than 2,000 square feet in Miami-Dade County (or 3,500 square feet in Broward County) may be exempt.

Upon receiving the Notice, property owners have 90 days to complete the inspection. The results determine whether the building can be recertified for another 10 years or if repairs and improvements are needed, with a 60-day window for completion.
